Selling property in India is a long, document-heavy process. A lead from a portal, a hoarding or a channel partner can take months to convert; a booking then becomes years of construction-linked payments, demand letters, loan disbursements and finally possession and registration. Most developers stitch this together with a CRM, inventory spreadsheets, an accounting system and WhatsApp for everything else.

Real estate software terms, in plain English

Lead routing
Rules that send each new enquiry to the right salesperson based on project, budget, language or availability. Quick, fair routing means leads are called while they are still interested.
Unit hold
A temporary reservation of a flat while a buyer decides, locked in the system for a set time. It stops two salespeople promising the same unit to different families.
Construction-linked payment plan
A schedule in which buyers pay instalments as construction stages are completed. Software raises each demand when a stage is certified, so collections do not depend on someone remembering.
Channel partner portal
A login for external brokers to register buyers, see live inventory and track commission. Time-stamped registrations settle arguments about who brought a buyer.
RERA
The Real Estate (Regulation and Development) Act and the state authorities it set up. Projects must be registered and progress reported, so software that keeps records organised makes those filings easier to prepare.

FAQ

Frequently asked questions

Can you pull leads automatically from 99acres, MagicBricks and Housing.com?

In most cases, yes, though the mechanism varies. Some portals offer lead APIs or push integrations for paid listings; others send structured lead emails that we parse automatically. Meta and Google ad leads come through their lead-form APIs, and website enquiries post directly. Every lead is normalised, de-duplicated by phone number and assigned by your routing rules. Access depends on your portal subscription, so we confirm each integration during discovery.

How do you stop two salespeople selling the same unit?

Inventory lives in one database, and holding a unit is a transaction: the first confirmed hold wins and every other screen shows the unit as held immediately. Holds expire after a set time unless a booking amount arrives or a manager extends them. Discounts beyond a salesperson's limit need approval inside the system. Channel partners see the same live inventory, so brokers work from what is available rather than an old PDF.

Does the software help with RERA requirements?

It makes evidence easier to produce. We can show RERA registration numbers on project pages and marketing, keep agreement templates versioned, record payments against each unit, and generate construction progress summaries your team uses for quarterly updates on the state RERA portal. Rules differ by state and interpreting them is a legal matter, so we implement the checks your compliance and legal teams define and keep an audit trail of changes.

Can buyers pay instalments through the portal?

Yes. Buyers can pay demands by UPI, net banking or card through a payment gateway, and the system reconciles each payment against its demand and issues a receipt. Large amounts often arrive by RTGS or directly from the home loan lender, so finance can also record bank transfers and loan disbursements against the schedule. TDS deducted by the buyer on the purchase is recorded separately, so outstanding balances stay correct.

How long does a real estate CRM with post-sales modules take?

A sales-focused CRM with lead capture, site visits, inventory and bookings typically takes three to four months. Post-sales — demand letters, collections, the buyer portal and possession workflows — usually adds another two to four months, depending on pricing rules and ERP integration. For a new launch, we often put sales modules live first and roll out post-sales before the first construction-linked demand falls due.
