How a co-living stay runs, from move-in to deposit refund

  1. Resident app

    Step 1: Resident signs the agreement

    ID documents, the rental agreement, e-sign and e-stamping through a licensed provider are completed online before move-in.

  2. Property manager

    Step 2: Move-in inspection with photos

    A room-wise checklist with timestamped photos records the condition of everything handed over to the resident.

  3. Billing

    Step 3: Rent collected automatically

    A mandate debits rent on the due date after the advance notice; a failed debit triggers a retry and a payment link.

  4. Resident app

    Step 4: Resident reports a repair

    A leaking tap is reported with a photo, and the ticket reaches a technician with a response-time target attached.

Property operations terms, explained

UPI AutoPay mandate
A one-time approval from a resident that lets rent or maintenance be debited automatically each month, with a notice before every debit. It removes most of the monthly chasing.
SLA timer
A countdown for how quickly each type of complaint must be handled, such as four hours for a water leak. Managers see breaches as they happen instead of hearing about them from residents.
E-stamping
Paying stamp duty on a rental agreement electronically through an authorised provider, instead of buying stamp paper. Combined with e-sign, the whole agreement can be completed online.
Work order
A job ticket stating what needs fixing, who is assigned and what it cost. A history of work orders shows owners where their maintenance money actually goes.

Frequently asked questions

Can rent be collected automatically every month?

Yes. Residents authorise a UPI AutoPay or e-NACH mandate once, and rent or maintenance is debited on the due date after the required pre-debit notification. Failed debits trigger a retry and a reminder with a payment link. Residents who prefer paying manually receive invoices with UPI links. Everything posts to the resident's ledger, so arrears, late fees and deposits stay current for managers and owners.

Does the software suit co-living and PG operators?

Yes, with a bed-level model rather than a flat-level one. You can manage rooms and beds, sharing types, meal plans, deposits and notice periods, and bill mid-month joins pro rata. Onboarding can collect ID documents and the details needed for tenant police verification where your city requires it. Move-out inspections with photos link directly to deposit refunds, which reduces disputes at the end of a stay.

How is this different from a real estate sales CRM?

A sales CRM manages leads, site visits and bookings until a sale or lease is signed. Property management software starts after that: tenancies, recurring billing, maintenance, visitors, inspections and owner reports over years.
