How rent, requests and owner reports run each month

The same cycle works for a rental portfolio, a co-living operator or a housing society.

Plain-English glossary

Property management terms, in plain English

UPI AutoPay mandate
A standing instruction the tenant approves once in their UPI app, after which rent is debited on the due date with an advance alert. Larger amounts may need the tenant to approve each debit.
e-NACH
An electronic bank mandate for recurring debits straight from a bank account. It is the usual fallback when rent is above UPI AutoPay limits.
Leave-and-licence agreement
The common form of residential rental agreement in several states, such as Maharashtra. The system stores its terms, escalations and expiry against each unit.
Virtual account
A unique bank account number issued for each tenant through a payment provider, so every bank transfer is matched to the right tenant automatically.
Rent escalation
A scheduled rent increase written into the agreement, such as a fixed percentage each year. The system applies it on the right date, so nobody has to remember.

Frequently asked questions

Can tenants pay rent automatically through UPI AutoPay?

Yes. The tenant approves a recurring mandate once in their UPI app, and rent is collected on the due date through a payment gateway that supports UPI AutoPay, with the pre-debit notification the framework requires. Larger amounts may need the tenant to authenticate each debit under current NPCI limits, so e-NACH bank mandates are offered as an alternative. Failed debits trigger reminders and a payment link.

Does the same software work for rentals and housing society management?

The foundation is shared: units, people, dues, payments and tickets. The workflows differ. Rentals need leases, deposits, escalations and owner statements; societies need maintenance billing, visitor management, amenity bookings, committee approvals and notices. We build the modules you need and leave out the rest, so a society app does not carry lease screens it will never use.

Can rental agreements be signed and stamped digitally?

Often, through licensed eSign service providers and e-stamping services, but rules vary by state and document type, and some agreements also need registration with the sub-registrar, which is not online everywhere. We generate agreements from lease data, route them for digital signature where permitted and store them against the unit. Your legal adviser should confirm what can be completed fully online in your states.

How do owners get visibility of their properties?

Each owner gets a portal or app login showing only their units: rent collected and pending, expenses and management fees, net payouts, occupancy and open maintenance tickets with photos. Monthly statements are generated automatically and can be downloaded as PDFs or sent by WhatsApp or email. This replaces manual statement preparation and cuts down status calls to your team.
